8A- Solving The Problem

The opportunity that I have selected is apartment complexes not offering semester-based leases in Gainesville. The solution to this opportunity is to begin purchasing or building apartment complexes and residential real estate in the Gainesville area. Begin advertising our unique offering of semester-based, or four-month leases and begin leasing. In our offering we will include an easy, fluid renewal process for residents that know they want to stay for longer than four months. Within the first few weeks of beginning your lease you can renew or you can wait longer to if you would prefer that. This allows people who know their schedule to plan their lease accordingly and students who are unsure to take the time to figure out their plans. The rent will be slightly more expensive than regular apartments to account for the uncertainty on leases but will still be cheaper than paying for an apartment when people are not living in it. This increase in price will account for potential vacancy during summer.

    I agree that Gainesville apartments should offer a shorter lease agreement and I think your solution is great. I like how you decided to fix the problem by buying property yourself and providing this service that you had recognized as a need for students. You are already thinking in an entrepreneur mindset and I think its great! Good job!

    Your solution to the problem of leases not aligning to the academic year is a great opportunity that current complexes are ignoring. Many students would be drawn to being able to choose roommates closer to the year rather than their official enrollment to the school, and similarly not pay rent in months where they don’t have classes. Similarly, many students who are looking for subleases for part of an academic year rather than signing a full term will also consider your solution.

    I believe offering this solution is a great idea! It allows students to actually lease from a company and to account for the short term aspect, prices can be slightly higher which is okay because it is more convenient and you are not stuck in a longer lease making it less expensive in the long run. This will be even more great to people who want to study abroad, or who are just switching schools for a semester.

  4. Hi Benjamin, I think an apartment complex with a semester lease service would provide a lot of value to both UF and Santa Fe students. A lot of times, students find themselves uncomfortable in their current living situation or they find themselves disliking their current roommate. I feel like an apartment complex like this that has reasonable renal rates would sell out fairly quickly not only in Gainesville, but in other college towns as well. Good work.
